"The biggest topic right now is negative leverage as yields are lower than interest rates. This is a very unique phenomenon that hasn't happened since the 1980s. Cash flow for today is not the play. My long-term real estate outlook is more to appreciation," says Ed Fernandez. He also states that real estate is an inflation hedge. "You can take advantage of inflation by investing in real estate," Fernandez adds.
